Alicante on Banker’s Hill…

…Is really a breath of fresh air for condos in the area that is commonly referred to as middletown.  TheAlicante Condo location is superb!  It is located just between a developing Downtown San Diego and the lovely Hillcrest neighborhoods.

Alicante is just one block from Balboa Park, the largest urban park in the United States and sits perched on a mild westerly slope  with a huge canyon just across 4th Avenue.  This canyon sets condos at Alicante up for some really phenomenal views.

Condo owner’s on the 3rd floor and above on the west side of the building share views towards the San Diego Bay, Point Loma, and Little Italy.  These same condos at Alicante  tier back and go up like a staircase.  This tiered design creates some really amazing outdoor spaces to enjoy the mild San Diego sun.

One of most distinguishing feature about Alicante Condos is there isn’t a bad view in the building!  To the South, the views are downtown with the Bay and Coronado as a backdrop.  To the North, views feature lots of mature trees and the city buildings of Hillcrest.  To the East, views offer a colorful Balboa Park with 100 year old trees, the Prado and more.  It’s a good life!!

What really sets Alicante apart from other high rise condos in the Banker’s Hill area is it’s age.  Alicante was built in 2005-2006 by Intergulf who also built Treo, La Vita and Breeza in Downtown San Diego.  All of these buildings have been extremely popular, but Alicante is by far the most exclusive.

With only 95 residences and 14 floors, Alicante does not line up to the 300 plus condos in La Vita and Treo.  The interior finishes at Alicante are higher quality and the top three floors of the building have 10′ ceilings rather than the standard 9′ ceilings throughout the rest of the Alicante condo complex.

What’s so special about 10′ ceilings?  Volume, light, views and a sense of a larger overall space is a good start to this question.  Most of the condos in the mid and upper levels of Alicante offer 1 or 2 bedroom condos.  Most of the two bedrooms are 1167 or 1178 sq/ft so an extra foot at the ceiling really opens the space up.  Condos at Alicante are sized:

• 1 bedrooms range from 659 – 725 sq ft
• 2 bedrooms range from 934 – 1580 sq ft
• 3 bedroom range from 1298 – 1679 and some include 3 baths
• Penthouse condos are as large as 2658 sq ft.

Interior features offer middle to middle high quality features.  Counter-tops are granite in kitchen and quartz stone in bathrooms.  Kitchens and baths feature 12″ designer tile floors and showers and baths have tile walls.  Cabinets are shaker box design and are light maple in color.  Windows are generally floor to ceiling and are dual pane which is very nice for sound and energy efficiency.  Flooring as delivered by the developer was carpet, but many have opted for wood, marble, tile or travertine so at this point it varies from property to property.

Banker’s Hill is a wonderful place to enjoy a great urban lifestyle.  With Balboa Park, downtown, uptown and the San Diego bay all just steps away, it’s easy to see why Alicante is such an owner’s delight.  Other condos in Banker’s hill were generally built in the 60’s or 70’s and do not offer modern amenities like Alicante. 

These amenities include:  High speed internet cable through-out, Cat-5 cabling in every room, coaxial cable, phone jacks, data panel, community recreation room, fitness center, outdoor common BBQ space and most important…concrete, steel and glass construction.  You won’t hear your neighbor at Alicante like you do in so many other Banker’s Hill Condos.
