Hot Condo Deals under $300,000
A 2-bedroom, 3-bath condo at The Lodge in Bankers Hill has all the right ingredients of a great deal. It is bank-owned, priced below market, and recently reduced in price from $336,000 to $279,000. This attractive, 1,161 sq. ft. unit has been updated with contemporary materials such as granite, stainless, and wood floors. It’s located in the charming, uptown neighborhood of Bankers Hill, and offers a fitness center and community barbeques as amenities.
For comparison purposes, let’s look at some other downtown homes for sale in the same price range. The first is a 2-bedroom, 2-bath condo in the Casiola complex on Bankers Hill, with 1065 square feet. This unit has been remodeled and looks gorgeous, but is under the Lindbergh Field flight path. Listed at $299,000, this is a conventional sale with a 30-45 day escrow. The complex includes a community pool and laundry room.

Both of these units have been beautifully updated, and are spacious with approximately 1300 square feet. Amenities are community room, spa, fitness center, and sauna. They are both short sales. Since both of these homes are short-sales, buyers need to be prepared for a long and bumpy road before owning either of these two beauties.
Finally, the Acqua Vista high-rise in Little Italy has a 2-bedroom, 2-bath short sale listed at $250,000. The unit has 1075 square feet with a hallway entry, views over Little Italy, an updated kitchen, and a split-bedroom floor plan. The catch is buyer will pay $35,000 cash on top of sales price to pay off a mortgage lien and delinquent HOA dues to own this little gem. Amenities include pool, spa, barbeques, valet parking, and fitness center.
