Downtown San Diego Latest Developments

Portside Pier

The much anticipated redevelopment taking place at the site formerly occupied by Anthony’s Fish Grotto looks to finally have all the requirements necessary to move forward. The Port of San Diego Board of  Commissioners has approved a 40-year lease for the Brigantine Inc. to operate the locale at 1360 North Harbor Drive. This development has been labeled as Portside Pier and will be host to Brigantine on the Bay, Migule’s Cocina, Ketch Grill and Taps and Portside Gelato and Coffee. The current structure is scheduled to be demolished later this year to make room for a bigger  two-story structure encompassing 34,069 square feet as well as a 3,711 square foot viewing deck and a 3,370 dock and dine facility. The dock and dine facility will be a unique feature allowing people the experience of arriving to dinner on a boat. There’s also plans to have water taxi’s to transport people back and forth, I would imagine something similar to the Coronado Ferry which will allow people the opportunity to explore Coronado, the Port and everything else Downtown San Diego has to offer. The whole project is expected to cost about $14 million to develop and is anticipated to begin construction April 2018 with a completion date in early 2019.

Manchester Pacific Gateway

The Manchester Pacific Gateway is expected to be one of the most luxurious waterfront developments in California. A stunning design, paired with San Diego’s beautiful bay sets this development to be a world-class destination for locals and tourist alike. The site will consist of a 1.9 acre waterfront park, 2 top of the line hotels, 3 Class A office and retail buildings and the US Navy Headquarters. One of the hotels will be the 5 star Manchester Boutique Hotel consisting of 260 rooms. Based on the renderings it seems like that hotel will share the block with the Pacific Gateway Tower and will be the tallest building of the project at 400 feet tall. The city block between E and F street will have the 4-Star Manchester Gateway Hotel along with retail space and the the Medal of Honor Museum. The city block between F and G Street will have the Lindbergh Building which is planned to have 373,105 square feet of retail and office space and a seperate building to serve as the US Navy Headquarters. Last but not least, the city block between G and Harbor will host the Seaport Building which will be the smallest structure in the development and serve as office and retail space. Manchester Pacific Highway is expected to lure in top tier luxury retailers into Downtown San Diego. This development will impact the Marina and Columbia Districts the most due to their close proximity but it’s sure to be a popular place for many San Diegan’s.

UCSD Downtown Facility

The new UCSD downtown facility is part of the Park and Market project currently being built by Holland Partner Group. The project is between Park and 11th and Market and G street. This project will consist of a 34 story apartment building, The Historic Remen House, the 4 story UCSD building and an amphitheater. There will be 426 apartments, some which will be made available as affordable housing for students pursuing their doctorate. There’s currently no official name for the development but what we do know is that UCSD has agreed to buy the 4 story, 66,000 square foot building from Holland Partner group once the project is completed. Each story in the building will have its own unique use. The first floor will showcase big glass windows and a stunning staircase leading up to the second floor and will serve as the greeting point. It will also have a restaurant which will be open to the public. The second floor will be used for workshops presented by campus groups, business groups, art groups and local community groups focusing mainly on high technology and entrepreneurial resources. The third and forth floor will be used as residences for faculty and students interested in area research. Living in the area will allow them to interact with the Downtown community and be able to assist with various neighborhood projects. In my opinion the most exciting part is UCSD’s plan to host academic seminars  and lectures that will be open to the public. The adjacent amphitheater will be host to art exhibits, concerts and performing arts. This project is a great addition  to East Village and surrounding neighborhoods. Project is not expected to be completed until 2021 but the excitement in the community can definitely be felt. Specially considering how fast the construction seems to be moving.

7th & Market- (Ritz Carlton and Whole Foods)

Cisterra development plans to build a “landmark tower” on the corner of market and 7th street. The development will feature a mix of residential, retail, and commercial space. A main focus on this project is to enhance the visual experience from Petco Park and the surrounding Downtown area. The building will boast floor to ceiling windows which will also provide views further than just Petco Park such as Coronado, Point Loma and the San Diego Bay. Cisterra believes their project is worthy of the most selective tenants and residents which is why they have secured commitment from Ritz- Carlton Hotel and a world- class gourmet grocery store which many believe to be Whole Foods. The breakdown of what the development will consist off can be found below. Project is scheduled to break ground early 2018.

  • 160-room Ritz-Carlton hotel
  • 58 Ritz Carlton branded condominium units
  • 156,000 square feet of Class A office space
  • 115 market rate apartments
  • 32 affordable housing units
  • Ground floor restaurant/retail
  • 6,000-square-foot public open space
  • 238 public parking spaces

It’s an exciting time for Downtown San Diego. These projects along with other major projects such as the development of the IDEA District and Seaport San Diego are sure to change the landscape and feel in the area. In my opinion Downtown San Diego will feel and look very different in the next couple of years and I can’t wait to see the end results.
