7 on Kettner is a seven-unit triangle-shaped assemblage of townhomes located in the Marina District in Downtown San Diego. The project was designed and built by San Diego’s own award-winning architect Jonathan Segal, FAIA in 1990.
These townhomes sit over a partially below-grade parking structure with some private storage closets with the entrance and exit on West F Street. The townhomes are mostly 2 levels with the exception of 702 Kettner located on the southernmost end of the complex. They are nicely laid out with large wide spaces that span through from west to east so there is plenty of natural light and airflow. Segal uses skylights, indoor atriums, and catwalks to make the properties interesting.

Most residences feature moderate finishes, hardwood floors, private patio spaces, a shared entryway with one other townhome, smooth wall texture finish, dual pane windows, gas ranges, single-zone heating & cooling, and direct street access.
Like most of the best real estate in Downtown San Diego, 7 on Kettner is located right along the trolley lines and there is a freight train line that is also close by. The developer used double layers of soundboard sheetrock and the owners tell me the sound dampening is great. The properties rarely turn over so this would indicate that owners are happy with these properties as they tend to be owned for 7+ years by individual owners.
What I like about the location is that it is located just a block from the Old Police Headquarters, 2 blocks from Seaport Village and the San Diego Bay. It is conveniently located near Pantoja Park for dog lovers, plus the trolley station and Santa Fe Depot are also just a few blocks away. There is easy access to everything good that San Diego has to offer!!
