In the $1,000,000 and-under price range, however, the inventory consists of only 9 active listings, and 4.5 months of inventory left for sale, giving sellers the advantage. If you’re looking under $1 million in price, you may want to prepare with a strong offer as competition heats up for buyers at this level. Just for comparison’s sake, six months of inventory is the typical measure of a “balanced” market where neither buyers nor sellers have a strategic advantage. Last year the Cays had an equal number of sales above and below $1 million.
