It’s no secret that San Diego weather is just short of perfection.  However, it always amazes me how many condos in Downtown San Diego have really wimpy balconies or no balcony at all.  When you can be outside year round, it seems like such a waste of a great city to not take advantage of outdoor living opportunities.  Well, there are a finite number of downtown San Diego condos with large patios, but you’ve got to know just where to find them.

Downtown Properties with Private Terrace

Parkloft in Downtown San Diego is one such building that has properties with huge private patios.  These private patios serve as a great space for relaxation, entertaining, growing an urban garden or even playing with Fido or Fifi.  I’m not talking an 8′ x 10′ balcony, I’m talking a space of over 1000 sq/ft where you can host 50+ friends and family members!  Some of these private patios have their own spa, provided the building was engineered to support the extra weight.

What expense can I expect for a condo with a large patio?  Sales prices vary in different buildings and neighborhoods, but when a developer sells a condo new, they generally charge $200 per foot for the exterior space.  For a more popular building on a higher floor, one might pay more that this and on a less popular building with on a floor with no views, one could expect to pay less.

For this 7th floor property at Parkloft, which is in a  prime location in the East Village and adjacent to the ballpark, we took the average sales price per sq/ft for a corner residence and came up with our base sales price and then added the 1000 sq/ft deck at $180 per foot to come up with our sales price.  Keep in mind that buildings over 6 stories are constructed of concrete, steel and glass and therefore outdoor patios will generally cost less in these wood construction buildings.  Concrete is very expensive so a large terrace is not cheap to create!
