Coronado

One can say Coronado is an amenity of downtown San Diego. We chat about Coronado regularly on our downtown Real Estate and Lifestyle walking tours highlighting its proximity to downtown, across the bay, as an enjoyable way to spend the day. In our business, specializing in downtown San Diego condos, Coronado comes up in conversation daily where there are many questions and much interest. Consequently, it’s fun to compare and contrast real estate in these two areas.

Coronado is a ten minute ferry ride away. You don’t even need a car! Once on the other side of the bay, you’ll find a selection of new things to do in Coronado including art galleries, theater, white water beaches, and the historically famous Hotel Del Coronado which is currently offering ice skating by the sea.

Coronado Village

For purposes of price comparison it is helpful to think of Coronado as consisting of three distinct districts. The “Village” is the older, historical part of town bisected by Orange Avenue business district. Coronado “Village” has a large central beach along Ocean Avenue, shopping, golf, restaurants, parks and hotels. The waterfront detached homes in the Village are very expensive, ranging in price from low $700’s for a bay view condo to $15 million and more for a large oceanfront home. Coronado Shores

Immediately to the south of the Hotel Del Coronado are the “Shores”, a luxury condominium development of ten older high rise buildings fronting the ocean. Most of the units in the Shores have panoramic views of either San Diego Bay or the Pacific Ocean. Residents of this complex enjoy the use of 4 pools and spas, clubhouses, 8 tennis courts, and the beach outside their doorstep. Units are priced between $600K and $3 million.

Coronado Cays

Further south along the Silver Strand peninsula are the Coronado Cays, a luxury residential marina with 1500 detached homes and condos situated between the ocean and the bay. Many of the homes in the “Cays” have their own boat docks, and most have ocean or bay/channel views. Amenities include a large park, 24-hour private security, tennis courts and pools, funded by modest homeowner’s dues. All of the homes in the Cays are within walking distance of the Silver Strand state beach. Prices start in the mid $500s for a smaller condominium and go up to $15 million-plus.
