The days of a white picket fence and big yard to calculate wealth coupled with a large square foot house like our parents owned, have passed. Many young people today are in favor of living in a downtown condo with small manageable floor plans, great views, lively atmosphere, fun places to easily walk to, and the benefit of a shorter commute to work.
Whatever, your pleasure and preference, if you are bold enough to venture from suburbia and embrace the downtown condo life, these are some things to keep in mind in order to prepare yourself and your family for the lifestyle change......
Gardens
If you have always loved working in your own garden and outdoor space, you might feel boxed in living with limited space in a condo. Gray urban gardens are a little bit different than plush green gardens. So, find a community garden where you can lease a plot to grow your own veggies, flowers, and fruits. In downtown San Diego, The Juniper Front Community Garden is the perfect choice- close by and beautiful! And, if you have always enjoyed sitting outside in your yard of Zen greenery, make sure that you frequently visit parks, etc. with lots of vegetation and bird sounds to keep your renewing connection to the natural environment. I can't stress enough how important this is.
Kids
Having children and living in downtown San Diego might spark you into thinking that it is not the ideal choice because you REALLY need a yard for them to play in immediately- one that only a house will supply. Not the case! The first year of having a baby can be isolating. Getting out with Jr. when living in a condo is easy- strap that baby up and walk out the door! You’ll run into your neighbors, other parents with their kids, etc. to keep you feeling connected. You’ll also be able to walk to Ralph’s grocery store, Jimbo’s, Lofty Coffee in Little Italy, great boutiques, etc. Your kid will also feel tired after the adventure and, hopefully take a nice long nap. Maybe your car will not even be driven for weeks. Life can be great with kids in downtown San Diego! And, the infrastructure is always being enhanced to cater to the downtown family unit.
Dogs
If you have a dog, find out where all of the off-leash dog parks are, the doggy daycare businesses, and get the names and numbers of your local dog walkers. Your dog will be thrilled to have so many doggie friends to see and poles to pee-over each day whilst on your morning and evening walks around the neighborhood.
Your downtown living adventure will be fantastic and you’ll quickly discover that so many opportunities abound! What are your priorities? For many of us current downtown residents, being in a neighborhood with lots of friends, a great walk score, and easy access to everything fun and exciting is more important than a yard, a garden, and more space for lots of extra stuff that you don’t need anyway! East Village, Downtown
Mark your calendars: March 7th, 2014 will launch the GRAND OPENING of a exciting new project in Downtown's East Village,unlike anything else: Quartyard San Diego.
Quartyard is an inspired city block located at 1102 Market Street, that has been completely transformed to a thought provoking social gathering space for mankind and canine companions alike...
What was once a desolate vacant lot, now is an outdoor venue for social gatherings on many levels. The 25,000 sq ft lot that resides on North side of Market Street between 11th Avenue and Park Boulevard is owned by the City Of San Diego, has been vacant for years, with the notion that this prime location will one day be developed into potentially a high-rise residential or commercial project. Developers are certainly looking at this lot as an opportunity in the future; however, the feasibility may or may not work to construct a profitable development project... yet.
Enter: RAD LAB- A forward thinking group of architects who recently graduated from the nearby New School of Architecture, who came up with a temporary use for the vacant lot, which has evolved into the fascinating concept of Quartyard: A eco-friendly community space with a much needed gated leash- free dog park, beer garden, coffee shop, restaurant, and music venue , with a rotating array of food trucks that will cater to the venue on a daily basis.
Designed with re-purposed shipping containers, Quartyard will be open 7 days a week and will host a multitude of cultural events from farmers markets to film festivals and outdoor concerts.
RAD LAB Founders, Phil Auchettl, David Lowenstein, and Jason Grauten envisioned a sustainable community gathering place that caters to the local residents and promotes many of the local vendors. RAD LAB proposed their idea for a interim use public park to the city and the East Village association and raised over $60,000 through a kickstarter program to make bring it to life. Now you can join in on the fun at the Quartyard Grand Opening Event on March 7th, 2015. Tickets can be purchased HERE.
East Village Dog Park
In addition to the many culinary offerings that will include S&M Sausage & Meat, Quartyard will be home to a 5,000 square foot dog park that will serve as an urban oasis for pups in downtown San Diego, providing some much needed off-leash recreation in the city.
East Village residents have been begging for a "leash free" dog park, and Quartyard is going to deliver!
Imagine a place where you can bring your pet, socialize over a carousel of eateries, and an incredible selection of craft beers and cocktails. I expect Quartyard to be a huge hit in one of the hottest up-and-coming neighborhoods on the West Coast: The East Village.

Artisan Donuts-Downtown San Diego
As if I need any more motivation to hit the gym...
A new temptation has hit the Downtown San Diego breakfast scene, and it is quickly becoming a phenomenon...
San Diego's Donut Bar is a new spin on an old idea. Since it's Grand Opening in the Core District of Downtown at 631 B street, patrons have been lining out the door, to get their fill of some of these decadent creations.
San Diego's Donut Bar is no ordinary donut shop!
The Donut Bar has flavors that change daily, which really gives this modest establishment a gourmet, independent persona. some of the flavors that make their regular appearance range from creme brulee, bacon chocolate maple bars, Bourbon Infused Maple, Meyer lemon drizzled blueberry donuts, chocolate espresso, and strawberry cheesecake just name a few...
Get there early because the Donut Bar typically sells out of donuts by 12:00 PM noon!
I highly recommend that you stop by this fantastic new arrival in Downtown.
The East Village: A neighborhood with vast diversity in culture, lifestyle, entertainment, and dining choices. In the latter category; The Village @ 631 has come into it's own as a local hot-spot for farm-to-fork cuisine, organically grown coffee and teas, and now craft beer and wines.
The space was previously operated as Java Jones Coffee House, but was unable to survive among the larger big name coffee chains. The space did have a loyal following, but unfortunately not enough to keep the doors open. Since then, new owners have moved in, along with an incredibly expanded menu that is starting to draw much deserved attention to a great new neighborhood eatery and coffee house.
The Village @ 631- Fresh food and ideas, as diverse as the neighborhood in which it resides.
The Village @ 631 has a personality all of it's own, which has evolved dramatically over the past 12 months. Cynthia Hillman, the owner and visionary behind the Village @ 631, recruited a renown chef from the Lodge at Torrey Pines, breathing new life into the little neighborhood coffee shop. When entering, you immediately are drawn to its open and inviting atmosphere. The space is tastefully decorated, complimenting the industrial brick walls and exposed beam character of the building.
The Menu at the Village @ 631 focuses on Breakfast and Lunch. All breakfast entrees include seasonal fresh fruit, and range from creative omlettes and scrambles, to quiches and health conscious dishes. The breakfast menu is ever-changing, and will often include chef's specials, served daily from 7:00am- 1:00pm.
The lunch menu offers a variety of salads and hot & cold sandwiches, and is moderately priced, for the quality ingredients being offered. I like the fact that you can add delicious options to your salads like marinated flank steak, or roasted garden vegetables.
The desserts and pastries are to die for...
Everything is from scratch, and it shows. I have a personal weakness for cookies, and as a self proclaimed cookie connoisseur, I can tell you that The Village @ 631 has some of the most interesting and delicious cookies I have ever tasted! Among my favorites are the salty/ sweet sensation of sea salt-white chocolate chip cookies. I also loved the hand dipped macaroons that are not only massive, but they taste amazing. Both are a perfect compliment to a delicious cup of slow brewed organic coffee.
Reggae Brunch at The Village @ 631

Over the past several months, the Welcome to San Diego Real Estate Team has been hosting San Diego Real Estate Tours. Yesterday, we had the chance to share the experience with several Downtown Hotel Concierges.
The day was a riot for the Concierges and the realtors. We all acted like visitors to the city and "newbies" to Downtown San Diego. We had a wonderful "walk through East Village." Our guests engaged in the lifestyle of the neighborhood from street level.
It's really eye-opening for Downtown residents, other San Diegans, and people visiting our city to take a stroll and experience commerce, cuisine and culture in this urban setting. We also visited a gorgeous 8th floor condo with ballpark, bridge and bay views.
San Diego Condo Tour
Let me share yesterday's Lifestyle and Real Estate Tour program:
We met on the Harbor Drive Pedestrian Bridge--a 550 foot span in a nautical theme. It shares the style of the Convention Center and other Embarcadero architecture. Most importantly, it's a key link in the Bay to Park vision of SD that has been nearly a 100 years in the making.
On the way to Petco Park for a private stadium tour, we discussed the long anticipated San Diego Quiet Zone and the Martin Luther King Promenade. Both are really important aspects to urban life. Whether living, visiting or working downtown, the noise of trains has been an incessant annoyance.
In late spring or early summer the completed project will significantly improve downtown life. Cities are identified by their parks. MLK is an amazing linear park--both for recreation and inspiration.
At Petco, we see the Sony Home Plate Club facilities, sit behind home plate and walk on the field. It seems like you don't have to be a baseball fan to get a rush from standing on a major league field and catching a city view from home plate!
Changes in East Village Landscape
Walking north from the Stadium, we have the chance to talk about 2 new iconic additions to Downtown San Diego. The new San Diego Public Library will be opening in Summer 2013. Much more than a place to read books, it will have terraces and entertainment space for 400. Additionally, the 6th and 7th floors will be home to a much needed urban charter school.
The Thomas Jefferson School of Law is a beautiful architectural addition to East Village. It also brings more than 1,000 students and faculty to the neighborhood. Oh, and in excavating for the building, it became an extraordinary archaeological discovery dating back over 500,000 years!
Downtown San Diego Lifestyle
Food is a major part of the tour. With the wide variety of choices, there are innumerable options. Yesterday, we started the culinary part of our tour with a private seating at The Cowboy Star. The sliders were sublime with choice beef, bourbon caramelized onions and a homemade pickle. But the best part was having the owner, Jon Weber, talk about his passion in creating the restaurant and being a member of the East Village community.
From there, we experienced the sensory overload of Venissimo Cheese Shop. The amazing smells and sight of over 800 cheeses in this tiny little shop is not to be missed. Rob, the cheese maven, provides 15 minutes of education and 3 samples. However, tastings are unlimited--and almost everyone seems to leave the shop with a taste for later.
We point out some of the other restaurateurs and shop owners in the Neighborhood who seem quintessentially East Village like Cafe Chloe, Zanzibar, the Pacific Regal Theaters, Cars2Go, 7th Street Cleaners and...
Back to Park @ the Park. A great place for sun and recreation. Also, an interesting history with the famous move of the Showley Candy Factory to make room for the whiffle ball stadium and picnic area. Baseball fans take notice of the Tony Gwynn Statue.
On a normal day we would have viewed 2 real estate properties by this point. To save time, we showed only one. It was a beautiful condo at The Legend. The Concierge response was much like other downtown visitors...wow!
People watch HGTV to be "real estate voyeurs." This is the same experience, up close and personal. The response of visitors from all over the world or San Diego natives has been universally, WOW! Can we see more?
And therein, is the tour's biggest challenge. We start at 1:00 and finish at 5:00. After the last property yesterday, we sat at The Proper Pub, where the Guv'nor himself provided a wide sampling of beers and pub food. He explained the evolution of the Gastro-Pub movement, and how they are sourcing their food from local farms and purveyors. Although we shortened the tour by nearly 45 minutes, our concierge guests did not want to leave. (and it wasn't just the fabulous food and beverages).

The highly East Village-esque coffee shop sits inside a converted warehouse with 20' plus ceilings and exposed wood beams at 631 G Street. 619-255-9405
They offer an indoor outdoor setting that takes advantage of San Diego's amazing weather. The best part of The Village @ 631 is that they use great ingredients from top to bottom in their establishment. They feature Cafe Virtuosocoffee that is roasted in San Diego and is 100% organic coffee.
East Village San Diego Coffee Shop
Best of all, the chef comes from The Lodge at Torrey Pines and makes all of their pastries and entrees "in house". That's right, they are not buying the food in the case from a frozen mass distributor and thawing out to serve. Quality food, a great space and good people is what The Village @ 631 cafe is all about.
So what's the part about the wine bar? They just had their soft opening this weekend for their wine and beer bar located in the back section of the cafe. They are serving local craft brews and an array of delicious local and international wines. Make sure to stop by and try out this great East Village neighborhood amenity.
Every neighborhood needs a great cafe and the Village @ 631 is poised to be East Village's best! Sorry Starbucks, but The Village has the EV style factor that makes me enjoy living in the neighborhood. Plus, they are pet friendly so you can bring your dog in with you too!"

Cafe 21 combines some of California's freshest organic ingredients, inspired by international traditions of Azerbaijan.
This unique blend of "farm to fork" ingredients blended with the influences of Central Asia, Turkey, Persia, and Europe make for a healthy dining option in the Gaslamp!
I had the opportunity to visit Cafe 21 recently for Sunday Brunch. The atmosphere is contemporary and casual with exposed brick and distressed wood, which complimented the location's urban appeal. It also had a fantastic outdoor dining patio in front of the restaurant, which the majority of the patrons preferred, making for great people watching in the Historic Gaslamp District.
Cafe 21: Sustainable foods, grown locally.
The MENUis on the gourmet side and they serve breakfast, lunch and dinner. The food comes from local farmers who provide exceptional organic produce, and the menu changes weekly, reflecting the freshest seasonal ingredients. This was an exotic and flavorful experience with signature home made bread sandwiches, fresh organic salads, hearty breakfasts, and wide selection of organic coffees, teas, and specialty cocktails, and sangrias. The pricing is moderate, and breakfast entrees range from $9-$14 per plate.
The service was fantastic, and we were greeted by Alex, the owner, who went out of his way to introduce and welcome us to his restaurant. For breakfast, I tried the lamb sausage omelett with red bell peppers, goat cheese, tomato and mozzeralla, and it was delicious!
I thoroughly enjoyed my meal, and I can't wait to try the lunch and dinner menus. This was a pleasant surprise and a wonderful, healthy alternative to the multitudes of steakhouses, pizzerias, and burger joints in the Gaslamp.
Cafe 21 in the Gaslamp is open Tuesday- Thursday from 8am-10pm. Friday & Saturday from 8am- 11pm, and Sunday from 8am-3pm. CLOSED on Mondays.
Go and try Cafe 21, I highly recommend it!

Try them out, I sat down and worked on my computer for an hour and never heard a negative comment or word. The bagel and cream cheese I had was terrific and the people were friendly and helpful. Nothing like having coffee and meeting people and making friends.
The shop is appealing and spacious offering comfortable lounge chairs as well at hardback chairs and tables. The bagel club offers a variety of cream cheeses and spreads for your pleasure. The shop is easy to locate just under the Horizons building on Broadway. Stop in and give them a try and let me know what you think of their food and service."

East Village Downtown San Diego Coffee and Art Coffee Bar...
...is located at 777 6th Ave Condo building on the west side of East Villageadjacent to the Gaslamp Quarter. Coffee & Art Coffee Bar is a contemporary loft with high ceilings and a shaded outdoor patio. The owner’s, Wayne & Rui who are brother-in-laws, are gracious and feature local artists works on exhibit and for sale on the walls. One local artist they have successfuly promoted is Mark Richmond.
The menu at Coffee and Art Coffee Bar is simple and features Breakfast - Acai Bowl, Fruit & Yogurt, Oatmeal, and Croissants with a variety of toppings. Lunch, they serve pot pies and the specialties are curry pot pies including beef, chicken, chicken & mushroom and vegetable curry.
They serve a variety of hot and cold coffee drinks and each is made to order on the spot. I ordered a small coffee and they brewed me an individual cup so it was fresh and exceptional. Additionaly, they serve soda water, water and juice drinks for those looking to quench their thirst.
Coffee and Art Coffee Bar is a quiet place to grab a cup of coffee and visit with locals or just catch some quiet time to read a book or surf the web. They offer free Wifi and the ambiance offers a warm and welcoming feel.
What a great place to relax and wind down after a busy day of work or get a java boost the day after a late night out in the Gaslamp Quarter. If you like quaint, tasteful and unique coffee shops, then Coffee and Art is for you.
I witnessed many neighbors stop in who knew both of the owners well and enjoyed coming to a place where they felt at home. Visitors will experience the same welcome and while not on the main prommade streets of 4th of 5th Avenues, many visitors from the convention centers are lucky enough to stumble accross this local gem."
